- Who is Hertz Realty Group?
- Hertz Realty Group is a privately capitalized industrial real estate investment firm based in Fort Lauderdale, Florida. The firm acquires, repositions and operates flex, small-bay, single-tenant industrial and industrial outdoor storage (IOS) properties throughout Florida and select U.S. growth markets.
- Is Hertz Realty Group a principal buyer or a broker?
- Hertz Realty Group is a principal buyer. The firm invests its own discretionary capital, and its principals make investment decisions directly. No third-party equity approval or investment committee outside the firm is needed.
- Who makes the acquisition decisions?
- Managing Partners Branden Hertz and Rotem Hoffman are directly involved in every major investment decision. Henry Lord, Vice President of Investments, leads deal sourcing, underwriting and transaction execution.
- What has Hertz Realty Group bought recently?
- The current portfolio includes IOS sites in Oakland Park, Pompano Beach and Fort Lauderdale, the 59,925 SF Deerfield Beach Business Park (flex/small bay, acquired 2026), and a 20,000 SF single-tenant industrial building in Fort Myers (acquired 2026).
What We Buy
- What types of industrial property does Hertz Realty Group acquire?
- Hertz Realty Group buys three property types: industrial outdoor storage, multi-tenant flex and small-bay industrial, and single-tenant industrial buildings. The common thread is functional real estate at an attractive basis with identifiable upside.
- Where does Hertz Realty Group buy?
- The primary focus is South Florida and the rest of Florida. The firm also buys in select U.S. growth markets.
- What is the minimum deal size?
- Generally $3 million and up in South Florida and $5 million and up in other markets, depending on property type.
- What makes a property a strong fit?
- Hertz Realty Group looks for situations where it can create value: below-market rents, vacancy or near-term lease rollover, excess land or low lot coverage, owner-user properties, sale-leasebacks, repositioning opportunities, and deals that need a flexible structure.
- Will you buy a vacant building or one with leases about to expire?
- Yes. Vacancy and near-term rollover are situations the firm actively seeks out. Its business plans are built on leasing, capital improvements and active management, so a property does not need to be stabilized.
- Do you buy industrial outdoor storage (IOS) sites?
- Yes. IOS is a core focus. Hertz Realty Group owns IOS sites from under one acre to two acres in Broward County and looks for properties with excess land, outdoor storage capability and strong access.
- My property doesn't match the criteria exactly. Should I still send it?
- Yes. Hertz Realty Group considers opportunities outside its stated parameters when the underlying real estate is compelling.
Selling to Us
- Can I sell my industrial property directly, without listing it?
- Yes. Hertz Realty Group buys directly from owners and is comfortable evaluating properties privately and off-market. Owners can submit a property for a confidential review and get direct feedback.
- Can I sell my building and keep operating my business there?
- Yes. Hertz Realty Group does sale-leasebacks, where you sell the property and stay under a new lease. If you only need time to relocate or wind down, a short-term leaseback is also an option.
- Can the closing be timed around my 1031 exchange or tax year?
- Yes. The firm can coordinate timing with a seller's 1031 exchange and can structure a delayed closing around business, tax or operational needs.
- Do you consider seller financing?
- Yes, where it creates a structure that works for both sides.

- Yes. The firm protects brokerage relationships, communicates directly with the decision-makers, and gives clear feedback when a property is not a fit.
